Can I sell via lease to own?

Can I sell my home lease to own without my home being completely up to code? The electrical needs some updating but that is it. And with a lease to own agreement would I have to do any repairs?? I am a single women now and cannot upkeep my large home. If the buyer agree to leasing to buy as is... is there a signature form that they can sign that they will do all repairs and fix the electrical? Also, can they live in the home as I am now as is?
